New Mixed-Use Residential Development
IMEG provided structural engineering and design services for Lyric, a 237,000-sf, new five-story Type IIIA over 3-story Type IA mixed-use development consisting of two levels of 75,000-sf underground parking, 20,000-sf at grade retail and restaurant space with adjacent parking, and 130,000-sf residential units in Walnut Creek. This elevated PT concrete podium supporting two buildings feature 141 residences. The project also features 1,800-sf public “pocket” park over a portion of the at-grade podium. Lyric at 1500 N. California Blvd. boasts a variety of amenities including a fitness room, two rooftop terraces and a multipurpose room. Unique structural design considerations include a high water table introducing 20-ft of hydrostatic head on foundation elements, sizable exterior wall offsets requiring discontinuous shear walls supported on glulam framing, minimal structural steel framing to trim construction costs, and a relatively large roof terrace with indoor-outdoor amenity space.
