New 28-Story Luxury Apartment Tower

IMEG provided mechanical, electrical, fire protection, and energy modeling design, along with construction administration services, for the new 28-Story Luxury Apartment Tower.

The residential tower has a seven-story podium comprised of the building lobby, core and shell retail, parking, and residential units. At the top of podium starting with the 8th floor, the tower includes apartments, indoor and outdoor amenity spaces, and a top-floor outdoor pool.

The project is a mixture of two HVAC systems, split systems and variable refrigerant flow (VRF), to reduce cost as well as comply with the refrigerant line limitations of the split systems. Detailed coordination for equipment placement was required given the large amount of outdoor amenities on nearly all roofs, and the floor-to-floor height limitations in the residential units.

The project was designed to comply with the Dallas Green Building code.
