New Office Building

IMEG provided structural, mechanical, electrical, and acoustical engineering design services, along with construction administration, for the office building shell and parking structure, as well as subsequent tenant improvements.

The four-story building serves as the regional operation headquarters and includes open workstations, offices, conference rooms, fitness and dance studios with adjacent locker/dressing rooms, first floor employee gathering spaces, catering services amenities on the first and fourth floors, and The Bistro, which serves sandwiches and snacks. The five-level parking garage has two elevators adjacent to the building.

The building was designed to provide employee comfort and safety. Air handling units are equipped with supply air temperature reset that observes building humidity and will reset to lower temperature for improved dehumidification. Zones with high density of occupants have a CO2 sensor for demand-controlled ventilation sequence to improve indoor air quality. Building system noises are kept at a minimum with mechanical room walls, chiller room walls, and underdeck treated to limit sound transfer.

The outdoor terrace on Level 4, a combination of wood and concrete pavers on a pedestal system, includes a water-proof deck, shade structures, planters, and railings.
