New Technology Building

IMEG, with supporting sub-contractors, was retained as the Commissioning Authority for Bayer’s (formerly Monsanto) new technology lab and administration building, providing the mechanical, electrical, plumbing, life safety systems, building envelope and Americans with Disability Act (ADA) review. The project received LEED Gold certification per the guidelines in LEED 2009.

Services covered design, construction, and occupancy with tasks that encompass LEED Enhanced commissioning and beyond. We performed weekly site visits, support testing of the air and water balancing, building automation system point verification, and multiple seasonal tests.

In addition to the commissioning credits, IMEG supported the following LEED credits: IEQ 3.1 Construction IAQ Management Plan – Before Construction, IEQ 3.2 Construction IAQ Management Plan – Before Occupancy, IEQ 6.1 Controllability of Systems – Lighting, IEQ 7.1 Thermal Comfort – Design, IEQ 7.2 Thermal Comfort – Verification, and ID 1.4 Process Water Reduction (Rainwater).

IMEG managed the contracts for ATI/Intertek (Building Envelope) and Oculus Architects (ADA) to round out a complete holistic project for Bayer.

Key commissioning tasks were coordinated for inclusion in the Project Schedule maintained by the General Contractor. Key tasks included Testing & Balancing, Completion of Control work and Functional Testing of systems and equipment.
